This agreement is between the renter and The Gathering Retreat(owner). The renter agrees to rent The Gathering Retreat for a period beginning at 10am on the first day of the rental until 3pm on the last day of the rental. The rental property is located at 3112 Bunker Lake Blvd. NE, Ham Lake, MN 55304.
Reservations: This reservation will be held for 14 days pending receipt of the $250.00 deposit and a signed contract. This deposit can be made by mailing a check, cash, or money order to The Gathering Retreat, c/o Jim Johnson, 3112 Bunker Lake Blvd NE, Ham Lake, MN 55304.
Payments: All rental payments are due 60 days in advance of the first day of the rental; failure to pay the rent will be considered cancellation. If cancellation happens within 30 days of the first day of the rental you will be responsible for payment of the full rate. Renter agrees to the rates set forth on the rates page on the web site www.gatheringretreat.com .
Cancellation: If the reservation is canceled the entire deposit will be returned in full up to 90 days before the renter's first scheduled rental date. Renter's scheduled arrival date and your reservation will be opened up to other renters. If your cancellation happens between 30-90 days before your first scheduled rental date, you will forfeit your deposit. All notices of cancellation must be sent to jim@gatheringretreat.com If cancellation occurs less than 30 days before the first scheduled rental date you are still responsible for payment in full. The owner reserves the right to cancel this agreement in the event of an emergency or unforeseen event. In the event the owner has to cancel the renter will receive a full refund.
Other Conditions: Retreat rules are as follows, by agreeing to these terms and conditions, the renter agrees to observe these rules and is responsible that the other tenants and guests also follow these rules:
CHECK IN/CHECK OUT-Check in is after 10am on the first day of rental and check out is by 3pm the last day of rental. These times can be adjusted by agreement between the renter and The Gathering Retreat.
NO PETS
NO SMOKING is allowed in the house.
PLUMBING-Never flush sanitary products or condoms down the toilet. Do not flush paper towels, wet wipes or other things down the toilet other than toilet paper. There is a plunger in the upstairs bathroom, if necessary, to remove blockage. Make sure all food waste is scraped off plates into the garbage before rinsing in the sink.
There is WIRELESS INTERNET available for your convenience. The password is provided on the picture in the workroom.
THERMOSTATS-The house should be set at a comfortable temperature for your arrival. There are four thermostats: The first one is inside the door on the entry level which controls the baseboard in the entry way. The second one is in the work room above the corner shelf. The third is located in the computer room and controls the fireplace. The one at the top of the stairs controls the main furnace. Feel free to adjust any of the thermostats as necessary for your comfort.
BEFORE CHECK OUT THE RENTER IS RESPONSIBLE TO COMPLETE ALL ITEMS ON THE INSTRUCTION CHECKLIST.(see checklist)
